I am a first time home buyer looking to buy in San Gabriel. Are there affordable housing programs to assist me with my down payment or mortgage?
There are three programs we recommend that offer assistance to first time home buys in this area. If you want additional information about these programs, click the link to visit their websites.
First Home Mortgage Program
The Southern California Financing Authority’s (SCHFA) First Home Mortgage Program offers qualifying homebuyers a competitive 30-year fixed rate loan and a grant for down payment and closing costs assistance. Homebuyers must work directly with a participating lender. For more information on program details, please visit the SCHFA website.
First Home Mortgage Program
Home Ownership Program (HOP)
HOP loans are available in the unincorporated areas of Los Angeles County and in cities participating in the Community Development Block Grant Urban County Program. HOP loan provides $60,000 for all first-time buyers to assist with down payment and closing costs. For more information, please visit the HOP website.
HOP
Mortgage Credit Certificate Program (MCC)
The MCC Program offers the first-time homebuyer a federal income tax credit. This tax credit reduces the federal taxes the holder of the certificate pays. It can also help the first-time homebuyer qualify for a loan by allowing a lender to reduce the housing expense ratio by tax savings. For more information, please visit the MCC website.
