HOT PROJECTS

1635 S. Del Mar Avenue

The proposed project is two-story commercial building, consisting of 14,079 square feet of retail space, 8,658 square feet of office space, and 3,185 square feet of restaurant space.  A six-story mixed-use project was originally approved for this site by the City in 2007, however the applicant has chosen to substantially downsize the project and eliminate the residential component.

Environmental Impact Review for the new Public Works Maintenance Facility and Police Department is Underway

The project team, and the newly selected environmental consulting firm, The Planning Center, met on May 19, 2010 to kick-off the environmental review process. The meeting included a review of the budget, timeline and goals for the project. A key first assignment is to conduct the environmental scoping meetings required by the California Environmental Quality Act. The meetings were held on June 22 and 30th. The public review comment period on the scoping notification will be from June 10- July 10, 2010.

NOTICE OF PREPARATION

402-404 S. San Gabriel Blvd

 The proposed project is a mixed use development located within the City's Redevelopment Project Area. The applicant is seeking a Density Bonus and the project will feature 31 housing units and 9,553 square feet of retail commercial space.

Design Guidelines Update

The City of San Gabriel is continues to implement San Gabriel Goes Green – the City’s sustainability action plan adopted last year.  The City Council will amend the City’s Design Guidelines to make it easier to use alternative building materials.  New sustainability principles will be added to the document to make our commitment to sustainability in design more explicit.  The new language includes:

  • Conserve natural resources.  Use environmentally sustainable products and materials.  Minimize waste.
  • Retain existing buildings and use sustainable materials when upgrading the structure rather than demolishing the design fabric of the community.
  • Incorporate as many sustainable design features as feasible on the site and in the design of both the exterior and interior of buildings.
  • Use sustainable materials in the context of historic styles when they are authentic in use and detail, and when they are consistent with the character and design of the neighborhood.
  • Consider the selection of materials with as high a recycled content as generally available whenever possible.
  • Reduce development stormwater runoff impacts on the quantity and quality of water resources.  Use permeable paving for drives, parking lot, and outdoor patio surfaces.
  • Use native or adapted plants for their lower maintenance, water efficiency, ornamental and pest tolerance characteristics. If turf is part of the design, use drought tolerant turf grass.

Status of Mission Village Project at 261 S. Mission Drive

Mr. Harvey Eng still intends to pursue development of a project on the site, but envisions a substantial reworking of the concept and the design. No entitlements were granted for the previous project.No schedule for re-submittal has been provided. A revised project will have to be submitted to the Planning Commission and the environmental review will have to be updated. Because of the anticipated changes and the lapse in time, review of the project cannot be processed as an on-going appeal to the City Council.
