Commercial and Mixed-Use Design Guidelines
These Guidelines, approved by the City Council in January of 2002, won an award from the Los Angeles section of the American Planning Association. They provide clear direction to architects and designers through the use of both pictures and text. The Guidelines even address the City's preferred landscape palette.

The Mills Act is a tool used by the City of San Gabriel to encourage property owners to rehabilitate culturally significant buildings. Property owners receive a reduction in the property taxes for improvements to the building. The following link provides more information.

Radius Mapping Services
If a project requires a public hearing an applicant must provide a list of property owners within a 300 foot radius. This flyer provides a list of companies that offer this service.
Second Unit Covenant
The Muncipal Code requires applicants to record a covenant when they receive approval to construct a second unit. This handout can be used as a guide. Blanks spaces shall be typed and not handwritten. The covenant shall be reviewed by Planning staff prior to recordation.
Senior Unit Covenant
When applying for a senior housing unit in a R-1 zone, applicants are required to submit this senior unit covenant for review prior to recordation.

In order to speed up the planning process, the Planning staff developed the attached checklist. Use the checklist to make sure that plans are complete. Incomplete plans will not be accepted.
Single Family Residential Design Guidelines
In May of 2003, the City of San Gabriel instituted design guidelines for all single family homes. The guidelines explain the seven essential elements of a properly designed house. The Guidelines contain eye-catching graphics and clear text.

Some neighborhoods have San Gabriel mailing addresses but they fall outside of any city's boundaries. If a property's address is over 2500 it is not within the boundaries of the City of San Gabriel. These properties were never incorporated into a city, thus the County of Los Angeles is responsible for serving these areas.
